We recently conducted a level 3 survey on this well-proportioned 18th-century Georgian residence in North Somerset. Our advice to the client ranged from providing a holistic approach to ‘damp’ and condensation, previous alterations, reinstatement, listed building consents and ongoing maintenance. Issues ranged from poor structural alterations and lack of maintenance to improper materials being used over time.
Here is an example of what some would automatically assume to be ‘rising damp’, given its position on the wall. This was an internal solid wall located above a poorly ventilated suspended timber floor. In reality, the problem was a combination of condensation dampness, poor ventilation and improper materials/ finishes.
A frequent issue we’re finding on an almost daily basis is cement pointing being used on solid stone walls. Put simply, cement is a non-permeable and ridged material which causes spalling and deterioration of the stone. The only solution is to rake out the cement and replace it is a lime-based mortar to prevent further damage. A good way of telling if you have cement pointing is if it’s a dull grey colour and usually poorly installed. Similarly, with cement render, a good test is to spray some water on the surface and wait 5-10 minutes. If it stays visually wet, it’s likely cement. A lime-based render will typically absorb the water, given appropriate external conditions, and can be multi-textured (mixtures of different aggregates).
